NetLease - Lease liability maturity analysis (undiscounted)
Overview
The Lease Liability Maturity Analysis report lists future undiscounted lease payments from the NetLease payment schedule, grouped by lease classification and by the year and quarter in which each payment falls. It is the primary input to the lease liability maturity table in the financial statement footnotes, which shows undiscounted payments by year for Operating and Financing leases.
This report is a saved search. It shows undiscounted payments only - it does not calculate imputed interest or reconcile the payments to the lease liability balance. For a disclosure-format report that includes Total Lease Payments, Less Imputed Interest and Total Lease Liabilities, use the scripted NetLease - Undiscounted Lease Maturity Waterfall report.

Audits, disclosures and footnotes
ASC 842-20-50-6 requires a maturity analysis of finance lease and operating lease liabilities, showing the undiscounted cash flows on an annual basis for a minimum of each of the first five years and a total of the amounts for the remaining years, with a reconciliation of the undiscounted cash flows to the lease liabilities recognized on the balance sheet.
Below is an example of an Undiscounted Lease Maturity disclosure in Financial Statements. The report within NetLease is meant to satisfy the disclosure.
| Footnote line | Where to find it |
|---|---|
| Undiscounted payments by year, Finance and Operating | This report - Sum of Payment by Lease Classification and Year of Period Start Date |
| Thereafter | This report - total of the years after the fifth year |
| Total lease payments | This report - total by Lease Classification |
| Less imputed interest and total lease liabilities | NetLease - Undiscounted Lease Maturity Waterfall |
| Lease liability balance by classification | NetLease - Supplemental Balance Sheet Information |
Tips for audit support
- Set the Period From to the first period after the balance sheet date so only future payments are included.
- Run the report for the same subsidiary and lease type filters as the balance sheet figures, so the totals can be reconciled to the lease liability.
- Group or total the years after the fifth year into a single Thereafter amount for the footnote.
- Keep the export with your close workpapers.
Frequently asked questions
What is the difference between this report and the Undiscounted Lease Maturity Waterfall?
This report is a saved search that lists undiscounted payments by classification, year and quarter. The Undiscounted Lease Maturity Waterfall is a scripted report that presents payments by year in a disclosure format and adds Total Lease Payments, Less Imputed Interest and Total Lease Liabilities, so it provides the reconciliation to the lease liability. See NetLease - Undiscounted Lease Maturity Waterfall.
Why is the saved search title different from the article?
The saved search behind this report is named NetLease Lease Liability Maturity Analysis Template. Older versions are titled NetLease Undiscounted Lease Maturity Template, as shown in the screenshots.
Can I change the columns or grouping, for example to group by year only?
Yes. Because this is a saved search, click Edit this Search after running it, change the Results columns, then give the search a new title and click Save As. Save a copy rather than editing the original, because bundle updates can revert changes made to the Netgain saved search. To point a report at your copy, make a copy of the report record and select the new saved search. See NetLease - Editing Reports in NetLease.
Can this report be scheduled?
Not through NetLease report scheduling, which applies to scripted reports only. The Undiscounted Lease Maturity Waterfall is a scripted report and can be scheduled - see NetLease - Scheduled Scripted Reports.
Why do I see more than one row for the same year and classification?
Results are also grouped by currency and quarter. Leases in different currencies, and payments in different quarters, appear on separate rows.
Troubleshooting
- Payments from the current or past periods are included - set Period From to the first period after the reporting date.
- A lease is missing - check that its commencement date, subsidiary and lease type are within the filters, and that its payment schedule is generated.
- Amounts in mixed currencies - the saved search does not translate currencies. Filter by subsidiary or currency, or use the Undiscounted Lease Maturity Waterfall, which supports consolidated exchange rates.
- The report needs a different frequency or more filters - edit a copy of the saved search as described in the FAQ above.
